HOME PREPARATION
Selling your home requires preparing it for sale, setting a price, and deciding on using an agent that will effectively market your home.

The presentation of your home can result in a timely and financially favorable sale. It is recommended that you make needed repairs and paint needed interior and exterior areas. Consider hiring a cleaning service to deeply clean important areas like the kitchen and bathroom areas. Avoid offensive odors by removing garbage and keeping pets and their areas clean. The removal of excess furniture and other unneeded items will make your home look larger. This effort will give your home a positive image and make it attractive to prospective buyers.

PRICING
Pricing your home is very important in that you risk not selling it immediately if the price is too high, and not getting a fair amount if the price is too low. A comparative market analysis will give an estimate of the current value of your property. The price of your home will be determined by recent sales of comparable homes in your area, the current demand in the market, and financing available based on current mortgage rates.

If you are considering making home improvements be mindful of improvements that will be desirable to prospective homebuyers. Among the most desirable improvements are energy efficient features, remodeled kitchens, additional or remodeled bathrooms, added rooms and storage space, converted basements, and or outdoor decks and patios.
